For this “Pete’s property picks’ we look at an exciting opportunity in Ubud with a discounts opportunity giving excellent yields with picture postcard views, 1000m2 of land for sale just outside Canggu with a motivated seller who has dropped a 3rd off the price and also has the lease extension locked in (practically unheard of) at a under-market price to be exercised any time in the next 28.5 years making it practically freehold. We also have a recently completed entry level 2 bed beachside Canggu villa under IDR2.5m (US$148k) where conservative long term rental yields would give a 19.39% gross yield.

To give some good reasons why you may want to take notice, I’ve lived in SE Asia for 25 years. The second opportunity is ‘fire sale’ land in Tumbuk Bayu, just outside Canggu, a very popular area growing rapidly in popularity and amenities (gyms, coffee shops etc). Reduced from 18m/are/yr to 12.5m/are/year. Great development land for 1/2/3+ villas. As mentioned the 25 years extension is also locked in at 9m/are/year. In real terms the price for the current 28.5 years is only around US$225k (FX rate dependent). You could build a dream home or build many villas and 2X on your full investment to revenue. The third opportunity is a turnkey individual villa, just completed this week, in a 10/10 location beachside Canggu. Built by a top French developer who has been building in Bali for 19 years and has created with his interior designer wife, a property that looks nailed on to be a successful investment. Priced at only IDR2.48b (US$148k), this could be rented for short term lets, however for long term rents of which there is high demand and I believe when marketed, would be tenanted within a week – and the yields are pretty compelling.

For long term rents at a conservative figure of DR40m per month so usd2400 or usd28800 per year, that’s a whopping 19.39% yield. No need for management companies as you just advertise on FB pages etc or go the route of marketing through agencies.
